Designed as a speculative Class A office building for the growing Viera business community, the Waters Edge Office Proposal explored a contemporary workplace that balanced architectural character with flexibility and long-term functionality.

The 32,000-square-foot concept emphasized efficient floor plates, abundant natural light, and a professional exterior presence designed to appeal to a variety of commercial tenants. Thoughtful site planning, modern building forms, and adaptable interior layouts created a workplace capable of supporting evolving business needs while enhancing the surrounding commercial district.

Developed while with Building Management Systems Inc., the proposal reflects Lex George's approach to commercial office design—creating buildings that combine efficiency, marketability, and enduring architectural appeal.

Although the project remained a conceptual study, it demonstrates experience in speculative office development, feasibility planning, and designing flexible commercial spaces for future growth.
